“They’re going to have relationships with other sellers or owners of properties similar to what you might want, and they can put you in a position to get that property,” Nielsen says.

“If I have two really good offers, and one has all the right legal documents and looks great, and the other is done wrong or has a mistake, who do you think gets the house?” Nielsen says.

A buyer’s agent knows the transaction from the buyer’s side, inside and out. “They’re going to negotiate for you to help you save money on the offer price, they’re going to help you come up with an analysis on what amount to offer for the property,” explains Nielsen. “They’re going to walk you through the entire process and track the timeline for you on your contract. They’re going to make sure that your deposit on a property is protected.”
